Dumped by insurers when I did nothing wrong


http://www.jewishworldreview.com -- DEAR BRUCE: This past winter I had some damage done by limbs falling on my front porch from a large tree. I turned this in to my insurance company, and they paid for the damages. About a month later, I received a notice that they would no longer renew my insurance policy unless the tree was removed. It will cost about $1,100 to get rid of it. I asked them if they would help with the cost, and they said no. Can they do this? -- J.P.

DEAR J.P.: I don't see any reason why they cannot. They are covering you to the end of the policy, and they have determined that there was a risk on your property that would dissuade them from continuing coverage on it. I can't think of any way that they would share in the cost of removing the tree anymore than they would if there were some kind of structural defect. I think your choice is to get rid of the tree or find a new carrier, which may not be so easy to do.

DEAR BRUCE: I know next to nothing about investing. What would you recommend that would help me to become informed? S.H., via e-mail

DEAR S.H.: There are many things that you can do. A good portion of the information can be pulled off of the Internet if you are computer-literate. Reprints of magazine articles from various financial publications are a great place to begin. One advantage of going to a library is the lack of distraction there. Either way, a couple of hours invested three or four times a week certainly should pay you enormous dividends. Get on with it!

DEAR BRUCE: In 1997 I refinanced my home. I didn't qualify for the loan, so I put my daughter-in-law on the mortgage. Now she would like to buy a house with my son and get off the mortgage. They told her they would not give them a mortgage until she was off of this one. The mortgage company says that they will not refinance unless I either reduce the amount of the mortgage or have another co-maker. How can I get past this? -- M.R., Las Vegas, Nev.

DEAR M.R.: Unfortunately I don't know of any way that you can. Essentially what has happened is that the mortgage company has said that while you may be a very nice person and it's a good house, you cannot show enough income to persuade them that you will be able to make the mortgage payments, even though you have been doing so for several years.

They are also saying that because this is your daughter-in-law's obligation, they are not going to loan more money for her to buy a home. Unfortunately, you are both caught in a very hard spot. Unless you can find another co-maker, if she wants to buy a house, you will have to get rid of yours. In the alternative, if you want to keep your home, she will have to keep her name on the mortgage in order to guarantee payment if you are not able to meet your obligations.
